Where is the front door of Bal Harbour Shops right now? The address on every receipt and reservation is still 9700 Collins Avenue. Since Friday, February 27, 2026, though, the vehicle entrance at that address and the valet stand next to Carpaccio have been closed. The Village of Bal Harbour's advisory said "until further notice," and the Shops' current access guidance still sends drivers to other entrances.
So for anyone driving in this October, including seasonal owners coming back for the first time since spring, the Shops are reached from 96th Street. That shift reaches past parking. The newest restaurants and boutiques have opened inside the original building, the west wing behind the construction fencing has no confirmed opening date, and the village's first big fall weekend takes place on the sand at 96th and Collins.
The Way In Has Moved to the Garage
The Shops' own access guidance treats the 96th Street parking garage as the main entrance. Self-parkers come in through the garage or through the 9800 Collins Avenue entrance by Neiman Marcus. Valet still runs, just from different places:
- 96th Street garage, Level 2/Green. Valet is on the second level, and rideshare drop-off and entry use the same Green level.
- Neiman Marcus, via 9800 Collins. Valet is in front of the store.
- Saks Fifth Avenue, via the South Collins Gate. This one is drop-off only. Cars are picked up at the Neiman Marcus valet stand, so dropping off at Saks means walking to the other end of the center at the end of the visit.
On foot, 9700 Collins is still the way in. The pedestrian walkway near that block leads to the sidewalk by Neiman Marcus and into the center between Chanel and Neiman Marcus. From 96th Street, walkers go through the garage walkway, take the elevator to the Green level, turn left, and follow the signs.
The guidance has no end date, so it can change without much notice. Checking the Shops' expansion and construction updates page before leaving the house takes less time than circling back from a closed gate.
Every Opening So Far Is Inside the Original Building
This year's arrivals have opened ahead of the expansion. Two of the most talked-about restaurants landed inside the existing center before any of the West Shops opened, according to Traded's August 28 report.
| Opening | When | Where in the Shops |
|---|---|---|
| Slim's, Stephen Starr's steakhouse | March 17, 2026 | Level 3, in the former Makoto space |
| China Grill, reopened by Jeffrey Chodorow | June 9, 2026 | The former Le Zoo space, Suite D135 |
| Peserico | Open by late June 2026 | New boutique at the Shops |
| Toteme | July 1, 2026 | Level 2, Unit 269, about 1,010 square feet |
China Grill keeps the latest hours at the Shops: noon to 11 p.m. Sunday through Thursday, and until midnight on Fridays and Saturdays. Toteme's July opening was the brand's first Miami store, per WWD. Traded's report lists both Toteme and Peserico as first-time tenants tied to the expansion, yet both are already trading inside the current building.
There's one more reason to book a table this month. Bal Harbour's Miami Spice listing runs through October 31, with Makoto, Atlantikós, China Grill and Slim's all taking part. Upstairs on the Shops' calendar, the 7th Annual Creative Challenge runs September 18 through October 16.
The Corner Hillstone Left Behind
Hillstone was the one change nobody saw coming. The restaurant closed for good on August 10, 2026, after 11 years at the Shops, and gave no reason. Miami New Times reported that even nearby tenants seemed caught off guard. It also called the space one of the most coveted restaurant spaces in Bal Harbour and said it was unclear what would come next.
No replacement had been named when New Times reported the closure. The only new restaurant on record for the Shops is Saltie Girl, the Boston seafood restaurant. Miami New Times reported in February that it will anchor the third-floor expansion and open in 2028. That leaves the dining lineup for the 2026 season set: Slim's, China Grill, the Miami Spice group, and a well-known storefront that is now empty.
What the West Wing Is Still Waiting On
Behind the construction fencing is the biggest physical addition to the 61-year-old center since it opened. Whitman Family Development is building roughly 200,000 square feet of new retail on the west side of the 9700 Collins property, extending the center toward Biscayne Bay. Skidmore, Owings & Merrill designed it. For scale, the existing center was about 500,000 square feet when the construction financing closed in December 2024. The first phase alone adds about two-fifths of that.
As of Traded's August 28 report, the target for the first phase was the third quarter of 2026. Today is the last day of that quarter, and that report is the latest public word on timing. Until the Shops announce a date, the West Shops are still coming.
Most of the expansion's effect will be a shuffle of stores shoppers already know. L'Agence is the one first-time arrival in Traded's list that has not yet opened. Akris, Isaia, Graff, Bottega Veneta, Zegna, Zimmermann, The Webster, David Yurman and Etro are each moving to new spaces sized to fit them. Prada, Balenciaga, Saint Laurent and Brioni are enlarging the stores they already have. Traded's report gives no dates for the individual moves, so anyone with a favorite salesperson at one of these stores may want to ask where the store will be in a few months.
96th Street, Out on the Sand
With the vehicle entrance at 9700 Collins closed, the season's first big village weekend starts just steps from the garage most shoppers now use. The village's fall calendar runs from that south end up to the north jetty and over to the bay side:
- The Market at Bal Harbour, October 3 and 4. Florida Fresh Market vendors set up at Bal Harbour Beach South near 96th Street and Collins Avenue, 10 a.m. to 4 p.m. both days.
- Sounds by the Sea, October 11. The French Horn Collective plays the north beach jetty at 10301 Collins Avenue from 4 to 5:30 p.m.
- Movie Night on the Beach, October 17. The live-action Moana screens at the same jetty. The evening runs 6:30 to 9 p.m., and the film starts at 7.
- Bal Harbour Living & Learning, October 20. A $5 beginner class on everyday AI meets at Bal Harbour Waterfront Park, 18 Bal Bay Drive, from 11 a.m. to noon.
- Fall Festival, October 24. The festival takes over Waterfront Park from 7 to 9 p.m. with seasonal activities. Admission is free for village residents and hotel guests.
- Bespoke Bal Harbour Doormat Designers, November 15. A $25 workshop at Waterfront Park from 3 to 5 p.m.
Behind the gates, the roadwork is on its own schedule. The village's utility and roadway program covers water, sewer, stormwater, curbs and paving. The project page, current as of July 28, lists Phase 6B for November 2026 and Phase 3C/3D paving for early 2027, with the whole program expected to wrap up in 2027. These dates are the village's estimates, and a fall of detours inside the gates is likely to come before smooth pavement next year.
For buyers and renters weighing a building near the Shops, it helps to know which entrance and valet stand they would actually use day to day, now and after the west wing opens. Marine Rollins can walk the routes with you and include them in your search. Schedule a private waterfront consultation.
